Andrew Thornton

Founder and CEO

Andrew founded Enterprise Land in September 2024 as a new type of intelligent real estate company. He is a real estate fund management professional with extensive experience of building pan-European portfolios and businesses.

For the 17 years before founding Enterprise Land he was co-founder and CEO of Internos Global Investors, a European real estate investment manager, which was sold to Principal Financial Group in 2018, where he subsequently became CEO of Principal Real Estate Europe. Principal Real Estate is a top 10 global investment manager, with c.$100 billion real estate assets under management.

From 1996 to 2007, he was a founder and European COO of Parkes and Company and then Invesco Real Estate, which acquired Parkes and Company. Prior to that, he was a vice president at Lend Lease and a chartered surveyor at Weatherall Green & Smith.

He read Economics and Land Economy at Cambridge University, holds an MBA and is a Fellow of the Royal Institution of Chartered Surveyors, a Chartered Fellow of the Chartered Institute for Securities and Investments and a Fellow of the Chartered Institute of Marketing.

Olivia Thornton

Director, Risk Management

Olivia is a director of Enterprise Land and brings diverse experience of the financial services industry to the Board. She spent her career in the banking and hedge fund sectors, specialising in complex products, structured derivatives, fixed income and risk analysis.

Olivia read psychology at the University of Edinburgh, has an MSc in Statistics: Applied Stochastic Systems and is a Chartered Financial Analyst with distinctions in Statistics and Portfolio Management.

Charles Stevens

Charles Stevens

Portfolio Manager

Charles is responsible for underwriting our investment strategies, diligencing and auditing our operating partners, and ensuring accurate, timely reporting to our clients.

Before joining Enterprise Land when it was founded in September 2024, he was finance director of Hencote, a family-owned hospitality business near Shrewsbury, featuring a 22,000-vine vineyard, a restaurant and accommodation. At Hencote, he was also responsible for the financial appraisal and planning of a senior living development.

Before that, he was a senior associate at PwC, where he qualified as a Chartered Accountant. He graduated from Royal Holloway, University of London, with a BSc in business management and obtained a Master’s in banking and international finance from Bayes (formerly Cass) Business School.

John Forbes

Senior Adviser

John is an authority on the structure, operation and governance of real estate funds. Since establishing John Forbes Consulting LLP in 2013, he has advised a number of fund managers and investors on open and closed-ended funds. In addition to his consulting work, he is non-executive chair of the Urban Splash Residential Fund and a non-executive director of the Patrizia Hanover fund. From 2014 to 2022 was independent chair of the Supervisory Board of the UBS Triton property fund. Prior to setting up John Forbes Consulting LLP, John spent 26 years at PwC where he was a partner and was the firm's international Subject Matter Expert for real estate funds.

John is a member of the Public Policy Committee of the Association of Real Estate Funds (AREF), the Indirect Investment Committee of the Investment Property Forum (IPF) and organises the UK real estate capital markets programme for the Urban Land Institute (ULI). He won the 2017 AREF award for "Outstanding Individual Contribution".

Sophie is the Asia-Pacific director of Capital Assured, based in Singapore. She trained as a chartered accountant with PwC in London before becoming a finance director and developing extensive experience in debt and equity raising.

Sophie has an established network across Asia and strong relationships with investors and lenders, that put her in a unique position to assist Enterprise Land drive forward its business.

Nicholas is CEO of UAE headquartered Capital Assured, which focuses on the purpose-built student accommodation (PBSA) sector across Europe and has transacted more than £500 million of development projects in the past three years.

Capital Assured has established investor relationships in both the Middle East and Far East as well as exceptional access to investment and development opportunities in Europe.

Nicholas is working with Enterprise Land to identify PBSA opportunities in our target markets and to establish long-term partnerships with high quality developers.

Graham is leading the investment analysis and financial underwriting function at Enterprise Land. A qualified accountant and an expert in financial modelling, Graham is the founding director of UK-based, ProFin Advisory, which provides project finance advisory services.

He has extensive financial experience in the Purpose-Built Student Accommodation sector, having advised a significant number of private sector clients and universities each year since 2003. This experience ranges from advising the largest UK student accommodation provider, Unite Students, through to top-ranking universities, such as University College London and Durham.

Iñigo is Head of Asset Management at Optima Global Services, a leading Iberian real estate specialist with expertise in complex, operation and value-add assets. Optima is Enterprise Land’s strategic partner in Iberia and Inigo is a director of Enterprise Land Iberia SL.

Iñigo worked with Andrew Thornton at Internos/Principal for over a decade, most recently as Head of Asset Management Europe and member of the Investment Committee. He brings a detailed knowledge of the Iberian and Western European markets, significant experience of complex asset management, and access to the broader resources of Optima Global Services.

Marina works at both Capital Assured and Casa, the student accommodation platform of Enterprise Land and Capital Assured, using her international experience to drive financial success and strategic growth. She is is an experienced finance professional with a background in business administration, Spanish taxation and financial modelling. Her career began in financial planning at The Walt Disney Company's Latin America office, where she spent five years before moving to Europe.

Paul Rutte

Paul Rutte

Director

Paul spearheads our activities in the Netherlands and is based in our Amsterdam office.

He brings extensive experience of property development across the Netherlands and internationally, having spent his career driving large and complex projects at major organisations, including Schiphol airport, the Dutch railways, MAB and Amvest.

He obtained a master’s in real estate from the University of Amsterdam, and was previously project director, terminal and landside, at Royal Schiphol Group, responsible for the development and realisation of the station project and the new terminal with a total investment of €2 billion. He is a member of the supervisory boards of MaasWonen, a housing corporation in Rotterdam and de Zorgboog, a healthcare institution, and prior to joining Enterprise Land was a member of the supervisory boards de Alliantie, the second largest company in the Netherlands. He is also a member of the advisory board of Chemelot Research Facilities and of the real estate investment board of the University of Utrecht, overseeing a real estate investment programme of more than €1 billion.

Hugo leads our hotel investment and development strategy. He brings deep expertise in hospitality real estate, having overseen acquisitions, financing and asset management across Europe. At Principal Asset Management, Hugo was responsible for building and managing a portfolio of hotel assets in key gateway cities. His experience spans transactions, operational performance, and investor relations, giving him a holistic view of the sector.

Nick Adam

Hotels - Business Development

Nick works on our hotel-led and mixed-use developments, advising on brand and operator selection, market positioning and engagement with investors and partners. He brings more than 35 years’ experience in international business development, investor relations and hotel advisory, having worked across Europe, North America and key global gateway cities. Most recently, he was leading business development across Europe and the Middle East for Standard Hotels (now part of Hyatt). His experience spans branded hotels and residences, operator negotiations, owner relations and advising on design development capex.
